Once you have found the house of your dreams or are ready to sell, you will enter into an Agreement of Purchase and Sale. This Agreement is a contract and once you sign it, you will have to live with it, including unfavourable terms. Therefore, it is a good idea to have your lawyer review the Agreement before you sign. The Agreement should include a list of chattels you are buying or selling (e.g., appliances, blinds), an escape clause from a purchase in the event your current home does not sell, and if buying a home, conditions that the purchase is dependent on a satisfactory home inspection and obtaining any necessary financing.

Although you are buying the physical land and house, neither is worth much if you do not have good title to them. Good title means that the house or property you have purchased is really yours and that no one else has a claim to it that you do not know about. Good title also means that your property is correctly described in all official documents and that those documents are properly registered. In order to sell your home in the future, you must have good title.
